Hardwood
On the surface engineered hardwood floor is made to look and feel like hardwood flooring however its construction consists of a thin layer of real wood and the core being plywood.
Lower cost
Compared to traditional solid wood flooring, engineered hardwood costs less in material and labor. This is only the case if the wood is the same species.
Engineered hardwood is more tolerant than traditional hardwood flooring when it comes to moisture. However that doesn’t not mean it is waterproof or water resistant this is a natural product and can be damaged by moisture and humidity.
Resurfacing wood
Because of the veneer layer each engineered hardwood has we don’t recommend sanding or refinishing your engineered hardwood floor at all. In a urgent matter the floor can be sand and refinished maybe up to one time however your warranty will be subject to void. Another deciding factor is how thick the veneer layer is.
Species of wood/hardness
There are many different species of hardwood flooring. Some varying from hardness, character and textures
The Janka Test is a measure of the hardness of wood. The Janka Test was developed as a variation of the Brinell hardness test. The test measures the force required to push a steel ball with a diameter of 11.28 millimeters (0.444 inches) into the wood to a depth of half the ball’s diameter.
Installation methods
There are Few different methods of install when it comes to engineered hardwood flooring. We prefer the glue down method where we use quality glue adhesive to glue down the planks. We use a high quality sound detaining glue that also provides a moisture barrier. Other methods of installation include floated, nailed or stapled
No subfloors are perfectly level. You may hear hollow sounds where your subfloor’s surface dips and ridges.
This does not affect the integrity or installation of the hardwood. Hollow sounds are normal and are not considered a product or installation defect. Sometimes the installer may need to raise or level certain parts of thew subfloor which will be discussed if need be.
Due to it being a natural product all hardwood floors will fade, darken or change shades over time. Exposure to sunlight will greatly increase this process.
Window treatments are recommended. Also remember to rotate any area rugs and furniture regularly to allow floors to age evenly from UV exposure.

Furniture removal/replacement.
Demolition/disposal of old floor covering. Depending on the existing floor covering, this can be an expensive item; also, be sure to include the cost to dispose of the old floor covering.
Subfloor preparation
Depending on the condition of the subfloor, it may require additional work.

LVP & SPC
A great alternative to hardwood or tile. These floors should not be installed over existing hardwood floors
It can be installed over stone as long as the grout line isn’t an issue but is always subject to check
If not installed properly, the floors can look unsightly and not wear properly
These floors are made too be scratch resistant, water resistant and fade resistant however the key word is “resistant” they can still scratch and indentations can be made if applied enough pressure or force
items like cigarettes and matches can burn the floors

Tile
Shade variation
Shade variation is usually listed on the back label of each sample with a low, moderate, high or random rating. Here, to help you, are the definitions:
Low. Consistent shade and texture
Moderate. Moderate shade and texture variation
High. High shade and texture variation
Random. Very high shade and texture variation

Grout
The choice is yours but be sure to pay attention when choosing a grout color. you can select a color that blends in with the overall color of the tile to minimize the appearance of the grout. Or you can select a grout color that is lighter or darker than the tile.

Carpet
Choosing the best carpet comes down to knowing and understanding which amenities and characteristics work better for you and your household
For example, a loop and high twist carpet will perform much better n a high traffic area or on stairs and will not mat down and crush as easy or often as a shag
Carpet is most of the time available in 12’ only. Some Manufacturers produce , 15’ and sometimes 13’ widths.
Unless the room to be carpeted is narrower than these widths, the carpet will be seamed.
With looped or low-profile patterned carpet you may have visible or peaked seams.
We do our best to try and hide the seam as best as we can
Higher quality carpet will typically have greater pile density, and tighter twist construction, which will result in better durability. Carpet also feels warm underfoot and reduces household noise.
Another topic we want to touch on is carpet color. once a carpet is installed in a new home, it will often look lighter than the sample you saw in the store. This is a natural optical effect and you should be aware of this when making a carpet color selection.
